Description:

The Town of Avon is seeking a business to lease the former Fire Station #7 for use as worker housing.   The station, located at 351 Benchmark Road, has been utilized for the past fifteen (15) plus years by the Eagle River Fire Protection District as an active fire response station, with residential dormitory housing.  The building is being studied for repurposing into another long term use.  During the study, design and funding period, the objective of the Avon Town Council is to have the building utilized for worker housing rather than remain vacant.


The Residential Space and Parking

  • The unfurnished dormitory style living situation can accommodate up to twelve (12) individuals. 
  • There are eight (8) individual bedrooms, with four full bathrooms.
  • Occupancy will be limited to the entrances, second floor common area and bedrooms.  Access to the garage bays and eastern spaces will not be available.
  • Parking will be permitted in assigned spaces, with a limit of one (1) car per tenant.
  • Town will maintain the landscaping and provide snow removal around the building and for all parking.
  • Pets are not allowed.

Proposed Lease Terms

  • Initial lease term shall be from December 15, 2017, through September 15, 2018.  The lease term will be assessed the week of July 9, 2018, to determine whether to extend the worker housing lease period.  Either the Town or lease holder may terminate on July 15, 2018, with sixty (60) days’ notice, or agree upon another lease term.  If a termination is executed the building would be vacated on September 15, 2018.
  • Lease amount is $7,000, plus utilities.  Utility bills are available, and are estimated to cost approximately $1,500 per month or $7,500 for the initial lease period. 
  • No individual renter may be charged more than $700 per month, plus an equal share of utilities.
  • The damage deposit is $2,000, payable at the start of the lease period.
  • Interested businesses should review the attached Lease Agreement prior to applying.  Note:  Terms may vary upon negotiation with the Avon Town Manager.  For example, rent charges may vary with the business proposing lower monthly rents.  Higher monthly rents may be proposed, but must include a statement of affordability for workers who will be housed in the building.

Letters of Interest

  • Submit a Letter of Interest, stating the number of workers planned for occupancy and nature of the business.  The Letter must be signed by the authorized person who will be signing the Lease, and received no later than November 13, 2017, at 3:00 p.m.
  • If more than one Letter of Interest is received, and the terms are equal, the Town shall conduct a lottery to select the business to finalize the lease.  If a business has offered lower rents for the worker occupants and is the only application, the Town may select that business for Lease execution.
